What you must know and comply with.

EXISTING DWELLINGS FOR OWNERS/OCCUPIERS:

From 1 January 2017

When replacing smoke alarms, they must adhere to photoelectric type requirements as per Australian Standard (AS) 3786-2014.

Smoke alarms manufactured over ten years ago must be replaced (Note: Date of manufacture should be stamped on the alarms).

Non-operational smoke alarms detected during testing must be replaced immediately.

In instances where existing hardwired smoke alarms require replacement, they must be substituted with a hardwired alternative installed by a licenced electrical contractor .

From 1 January 2027

In all dwellings, smoke alarms must meet the following criteria:

  • Comply with photoelectric standard (AS 3786-2014)
  • not contain an ionisation sensor
  • be less than 10 years old
  • pass operational testing
  • be interconnected with every other smoke alarm in the dwelling to ensure simultaneous activation.

Smoke alarms should be installed on each storey:

  • in every bedroom
  • in hallways connecting bedrooms to the rest of the dwelling
  • or, in the absence of hallways, between bedrooms and other areas of the same level
  • if there are no bedrooms on a storey, at least one smoke alarm must be positioned along the most probable exit route from the dwelling.

Smoke alarms may be either hardwired or powered by a non-removable 10-year battery, or a combination of both may be acceptable.

DWELLINGS BEING SOLD, LEASED OR AN EXISTING LEASE IS RENEWED:

From 1 January 2017

The obligations for existing dwellings remain unchanged.

Landlords and tenants are still responsible for installing and testing smoke alarms as required.

Additionally, property sellers must continue to submit a Form 24 to the Queensland Land Registry Office, confirming compliance with smoke alarm legislation requirements.

From 1 January 2027

In all dwellings, smoke alarms must meet the following criteria:

  • not contain an ionisation sensor
  • be less than 10 years old
  • pass operational testing
  • be interconnected with every other smoke alarm in the dwelling to ensure simultaneous activation.

From 1 January 2017

The development approval procedure for new dwellings and significant renovations will guarantee that building approvals granted on or after this date will align dwellings with the updated regulations.

From 1 January 2027

Smoke alarms within the residence must:

  • comply with photoelectric standards (AS 3786-2014)
  • exclude an ionisation sensor
  • be connected to the mains power supply with a backup power source (e.g., battery); and
  • be interconnected with all other smoke alarms in the dwelling to ensure simultaneous activation.

Smoke alarms should be positioned on each level:

  • in every bedroom; and
  • in hallways linking bedrooms to the remainder of the dwelling; or
  • in the absence of hallways, between bedrooms and other areas of the same level; and
  • if a level lacks bedrooms, at least one smoke alarm must be installed along the primary exit route from the dwelling.
